Where Bloubergstrand's brief is dominated by the classic south-facing mountain view, Sunset Beach's houses are more often oriented to catch the evening light over open water — a west-facing brief that means late, low sun hits the glass hard for a longer stretch of the afternoon. Sunscreen roller blinds and external venetians are the two products we reach for most on that aspect.
Freestanding houses, same open exposure
Sunset Beach runs mostly to freestanding, architect-built beachfront houses rather than apartment blocks, which simplifies the sign-off question but doesn't change the wind or salt argument at all — this stretch of coast is just as directly exposed to the south-easter and the winter north-westerly storms as Bloubergstrand itself, with the same wide-open run of water in front of it.
Full-height glass built around the view
New beachfront builds here tend toward floor-to-ceiling glazing and stacking sliding doors, so wide-span motorised roller or panel systems planned at the design stage are the norm rather than an afterthought — we'd rather be in that conversation early than retrofitting after the glass is in.
