New-build glass, built to frame the water
Big Bay's apartment stock and freestanding houses are mostly recent — full-height sliding doors and wide glass panels aimed straight at the kite launch and the mountain beyond. That means wide-span roller and panel systems planned from the drawing stage rather than retrofitted into an existing frame, and it means almost every unit is worth motorising: a chain trying to control several metres of glass on its own is the wrong answer here.
The busiest kite launch on the coast, right outside the window
Big Bay hosts King of the Air and draws kitesurfers from October through March on the same 15-25 knot south-easter that defines this whole stretch — which means the wind exposure argument that applies across Bloubergstrand applies here with, if anything, less shelter. Every exterior product we fit at Big Bay is wind-rated first, motorised with sensor retract second, aesthetics third.
Apartment stock means body corporate sign-off
A meaningful share of Big Bay is sectional title around Eden on the Bay, so an awning, a zip screen or an external shutter usually needs body corporate approval before it's fitted — channel colour and fascia included. We ask about a building's specific rules on the first call so it's part of the timeline, not a discovery at install.
